The 2012 figures show the percent change in equalized valuation Vilas County experienced between the 2010 and 2011 real estate valuations. The equalized value of residential real estate in Vilas County dropped 5% last year (based on the comparison of equalized values as of Jan 1, 2011 and Jan 1, 2012), the largest decline in recent history.
The first half of 2012 has included heavier demand for real estate in our area (and many areas across the country), suggesting that we may be bouncing around at the bottom. As real estate sales volume grows, helping prices to stabilize.

Ray Weber Joins Eliason Realty of the North, Inc.
St Germain, WI -- After 17 years owning and operating Ray Weber Realty in St. Germain, WI, Ray Weber has decided to join Eliason Realty of the North. Ray is closing Ray Weber Realty and will be joining Eliason Realty immediately at the St. Germain office location.
Ray has been a lifelong resident of St. Germain where his grandparents originally moved to in the 1920’s. Ray and his wife Diane were known throughout the area for their magic shows at their popular tavern, Raydini’s, back in the 1980’s. Ray sold his place of business and started selling real estate for Eliason Realty of the North in 1985. His honest, no pressure approach, mixed with an unstoppable work ethic, quickly brought him to the top tier of real estate sales production in the Northwoods. In 1995, Ray opened his own real estate company, Ray Weber Realty. To nobody’s surprise, Ray Weber Realty exploded onto the scene where his company continued to be a significant player in the St. Germain area real estate market to this day.
“When we approached Ray to see if he would be interested in joining the sales team at Eliason Realty of the North, we did not know for sure how he would respond. Everyone at Eliason Realty has always had a great relationship with Ray and we knew he was a producer who was also very well respected by both his clients and industry professionals. U.S. home re-sales fell in March but the supply of properties on the market tightened and prices inched higher, while the Philly Fed Index fell and the Index of Leading Indicators rose.
The National Association of Realtors said on Thursday that existing home sales slipped 2.6 percent to an annual rate of 4.48 million units last month.
However, February's sales pace was revised slightly higher to 4.60 million units from the previously reported 4.59 million units. Economists polled by Reuters had expected sales at a 4.62 million-unit sales pace last month.
And in a sign that the nation's glut of unsold homes was easing, inventories fell to 2.37 million. Realtors in some markets have reported shortages of housing stock, the NAR said.
Nationwide, the median price for a home resale rose to $163,800 in March, up 2.5 percent from a year earlier.
Distressed sales accounted for 29 percent of re-sales, down from 34 percent in February, the NAR said.
Meanwhile, a gauge of future U.S. economic activity rose in March to the highest level in nearly four years, according to an industry survey on Thursday that suggested continued momentum in the economy even as job growth is slowing.
The group's Leading Economic Index increased 0.3 percent to 95.7, the highest level since June 2008, after advancing 0.7 percent in February. March marked the sixth straight month of gains in the index.
Economists polled by Reuters had expected the index to increase 0.2 percent.
"Despite relatively weak data on jobs, home building and output in the past month or two, the indicators signal continued economic momentum.
